Are you thinking about selling your home? If so, you've probably researched the market a little and possibly reached out to friends and professionals for advice.
While it's true that we're experiencing a strong seller's market, don't rest on your laurels yet; there's more to effectively marketing and selling your home than simply getting professional photos taken, putting a sign in the yard and putting it on the MLS.
Whether your goal is to sell fast or for as much money as possible, you'll want to orchestrate and execute flawlessly, regardless of current market conditions. Here are a few things to consider:
Staging is still important.
In a buyer's market, staging may lure a buyers to your property that may have otherwise not given it a second thought. In some cases, this is still true, but with such tight inventory, buyers are eager to look at any home that meets their criteria. So why is staging still important?
Today's buyer is different from the buyer of five years ago. Their expectations are higher, (thank you, HGTV!) Their schedules are demanding. Generally speaking, they have more money to put down. Together, these factors result in a pool of buyers that are willing and able to pay more for a home that they don't have to fuss over. The result? Homes that have been meticulously prepared for the market are receiving multiple offers at record setting prices.
Sure, the homes that aren't as polished are still selling, but today's buyer is willing to pay premium for a home that is "turn key" and are more likely to pass (or lowball) the home that needs a large amount of updating.
HOME STAGING FACTS
According to US Housing and Urban Development, the average increase in sale price of a staged home vs. non-staged home is a whopping 17%!
The International Association of Home Staging Professionals performed a study including 7800 homes and found that, on average, staged homes spet 50% less time on market.
They've also concluded that the average home buyer forms an opinion of a property within 12 seconds.

1. Give the house a thorough scrub from top to bottom. Clean ceiling fans, light fixtures wash down switch plates, walls, windows, trim, baseboards & doors. Don’t forget to scrub the floors & sweep out any cobwebs. I know this may seem like overkill, but buyers can see, feel and smell the difference- trust us.
2. Touch up paint- fill nail holes & paint over the patches with an exact match. Take your time with patching; a poor patch job that's been painted over is worse than the hole itself. It's small, but it makes the home feel more polished & cared for.
3. Replace light bulbs throughout the house with bright LED bulbs- warm hues only. This may sound silly, but this is extremely important- you never want a buyer to feel like your home is too dark, plus it will show so much better online & in person. LEDs are great because they can give the appearance of a super high wattage in a light fixture that may be otherwise limited in wattage (plus they save energy and money!)
4. Position curtain rods so they are hung above the window frame (ideally 4-6 inches above the top of the frame) and they extend beyond the window frame (ideally 8-12 inches beyond the frame on both sides). This allows enough room for the panels to hang on either side of the window rather than cover up a portion of the window. Properly positioned curtains trick the eye into thinking that the window is taller and wider than it actually is.
Buyer's are willing to pay for improvements.
Is your kitchen a blast from the past? When faced with outdated features or items that require repair, consider making thoughtful improvements before you list your home. Depending upon your home's location, age and worth, you may get by with a few small improvements or you may be looking at a larger scale project. Why?
Again, today's buyer is busy; they often prefer to move in and enjoy their space right away. Since things like location, age and price range will factor into how and where you improve, I highly recommend you consult with your Realtor prior to choosing materials or signing an agreement with your contractor.
Improving a home for sale is not a "one size fits all" approach; what worked in your daughter's east side starter home will not be well received in your near west Tudor.
